Reserve Study Assumptions
Income is projected to increase an average of 5% per year.
Expenses are also projected at 5% per year.

Comcast is currently based at 5% per year by contract.

Water is increasing more than 5% per year.

Landscape contract is for a 3-year period and usually increases 10-12% every 3 years.
Painting

Projected to increase 2.75% per year compounded.

Does not include painting/repairing vinyl siding.

Current paint is holding up well after we had touch-up painting & caulking done in Sept. 2019. Contractor says he thinks we can go until 2023, which is 12 years from our 2011 paint job.
Roof

·Roofing contractor said if we were to re-roof today, it would cost about $13,000 per roof. The 2008 cost was $7,800 per roof.

Logic was, if roofing costs increased $5,200 per roof in its first 12 years of life, the cost would be approximately $10,200 per roof more than the $7,800 we paid in 2008. We’re projecting to replace in 25 years at a cost of $18,000 per roof. The 2008 roof was a “30-year-rated roof,” and this is a normal time frame.
