There are five townhouse associations in Summerfield, and each have a self-governing association with elected officers/board members who are residents. We are all under the umbrella of the Summerfield Civic Association and those CC&Rs and governing documents.
Effective November 18, 2020, we have a New Buyer's fee which will be equal to six (6) months of the regular association monthly assessment on whatever unit is being purchased. This is in place as of the date of closing of the purchase of the Property. The New Buyer's Fee Assessment is the personal obligation of the purchaser, new title holder, or transferee of the Property.

Bylaws
Everyone who lives in Summerfield must live by the Summerfield Governing Documents, which may be found under
www.summerfield55.org/About Us.
In addition, each townhouse association have their own bylaws which pertain to them only.
Meeting Minutes
You will find past Board minutes as well as the Annual Meeting minutes.
The Townhouse #4 Board does not meet every month.
Budget
Our fiscal year budget runs from June 1 to May 31.
Reserve Study
Our Reserve Study is designed to save money for future roofing, gutters, siding and irrigation needs.
An updated Reserve Study will be posted around June of each year.
Insurance
As stated in our Bylaws;
owners are responsible for purchasing insurance policies insuring their resident unit contents and their liability for any losses below the deductible amount.

Members of Townhouse Association #4 enjoy the Summerfield Clubhouse activities with exercise facilities, games of all types, social clubs, a library, a history display, a newly remodeled full kitchen with which to entertain guests and give large parties, a ballroom, a fashionable living room and meeting rooms.
